Demand for Commercial Properties is Being Shaped
by Less Immigration and Relocations to Smaller Markets

In 2025, domestic migration continued shifting residents from large, higher-cost counties toward smaller, lower-cost suburban markets. Lower immigration slowed population and labor-force growth, while birth rates decline long term. Slower growth may temper household formation, spending, goods movement and labor supply, ultimately impacting fundamentals across property types.
